Understanding Your Property Manager Salary: Award Rates and Take-Home Pay
Property manager salary varies by classification; the award minimum for a Level 2 representative is $58,193 per year, but median earnings for the broader real estate sales agents group are higher.
How Your Property Manager Salary Is Set
Your property manager salary is not a single figure. Your pay depends on the classification under the Real Estate Industry Award 2020, the type of property you manage, and your experience. The award minimum for a Level 2 (Representative) is $29.45 an hour or $58,193 a year. However, the median full-time earnings for the broader Real Estate Sales Agents group, which includes property managers, is $1,504 a week according to Jobs and Skills Australia. That is about $40 an hour – above the award floor. The national minimum wage is $26.44 an hour and $1,004.90 a week.
Award Classifications
| Classification | Hourly | Weekly (38 hrs) | Annual | Casual hourly | | --- | --- | --- | --- | | Level 1 (Associate) – first 12 months | $26.59 | $1,010.60 | $52,551 | $33.24 | | Level 2 (Representative) | $29.45 | $1,119.10 | $58,193 | $36.81 | | Level 3 (Supervisory) | $32.39 | $1,231.00 | $64,012 | $40.49 | | Level 4 (In-Charge) | $33.88 | $1,287.30 | $66,940 | $42.35 |
What Changes Your Fortnightly Take-Home
Your take-home pay depends on three main factors: income tax brackets, the Medicare levy, and superannuation. Super is paid on top of your salary if your contract says "plus super" – it does not reduce your take-home. But if your salary is quoted inclusive of super, then super is deducted from your gross pay before it reaches your bank.
Income Tax Brackets 2026–27
For a resident earning $58,193 (Level 2 minimum), the tax is calculated as:
- First $18,200: nil
- Next $26,800 (up to $45,000): 15c per $1 over $18,200 = $4,020
- Remaining $13,193 (up to $58,193): 30c per $1 = $3,958
- Total tax before offsets: $7,978
- Less Low Income Tax Offset (LITO): $325 minus 1.5c per $1 over $45,000 = $325 – $197.90 = $127.10
- Net tax: $7,851
- Medicare levy: 2% of $58,193 = $1,163.86 (full levy, since above $35,013)
- Total deductions: $9,015
- Take-home: $49,178 per year, or $946 per week, or $1,119.10 gross – same as award weekly.
Medicare Levy Thresholds
The latest single-person Medicare thresholds are $28,011 and $35,013. If your taxable income is between those amounts, you pay a reduced rate of 10c per $1 over the lower threshold until the upper threshold. Full-time property managers pay the full 2%.
Superannuation
From 1 July 2026, your employer must pay 12% super on your ordinary time earnings up to a maximum contribution base of $270,830. If your salary is quoted "plus super", your take-home is the same as the gross minus tax and Medicare. If "inclusive" of super, your gross pay already includes super, so your take-home is lower.
Work-Related Deductions
You can reduce your taxable income by claiming expenses like vehicle use, phone, and professional development. The Australian Taxation Office provides a guide for real estate employees. Keep receipts and ensure expenses are not reimbursed. This can lower your tax and increase your refund.
Fortnightly Pay Example

- Gross fortnight: $2,238.20
- Tax: $302
- Medicare: $44.76
- Take-home: $1,891.44
- Super (if plus): $268.58 paid on top

Questions
What is the minimum award rate for a property manager in 2026–27?
Under the Real Estate Industry Award 2020, a property manager at Level 2 (Representative) must be paid at least $29.45 per hour, $1,119.10 per week, or $58,193 per year from 1 July 2026. Casual employees receive $36.81 per hour including the 25% casual loading.
How does the Medicare levy affect my property manager take-home pay?
The Medicare levy is 2% of your taxable income. For the 2026–27 year, the latest single-person thresholds are $28,011 (lower) and $35,013 (upper). If your taxable income is below $28,011 you pay no levy; between $28,011 and $35,013 you pay a reduced rate; above $35,013 you pay the full 2%. Most full-time property managers will pay the full levy.
Can I claim work-related deductions as a property manager?
Yes. The Australian Taxation Office allows deductions for expenses directly related to earning your income, such as vehicle costs for property inspections, mobile phone and internet usage, licensing fees, and professional development. You must keep records and the expense must not have been reimbursed by your employer.
